Property – How to Negotiate Your Rent

Looking for a new property to rent, whether a private residence or a commercial space involves having to make sure you find a suitable property which is large enough to meet your needs and is affordable based on your own personal budget. You want to try and stay as close to the rental amount you have grown accustomed to or have budgeted for in order to make sure you will be able to remain in the property for as long as you desire.

Negotiating a rental property price also involves going through the process of negotiating the other aspects of renting real estate. A house for rent may or may not include some utilities and services, which is why you need to have everything explained in detail to you and included in the written contract. You can use some of the information obtained to help in the negotiation process, as you may be able to reduce your rent based on what services and features the landlord is or is not including in the base rental rate.

For example, if you have found a house for rent and the price is just slightly out of your price range yet includes maintenance work such as grass cutting and snow removal, you can negotiate a lower monthly rental rate if you agree to handle those tasks and chores on your own without having the landlord or property owner provide such extra services. You can also negotiate better rental rates if you agree to sign a longer term contract, pay in cash or prepay for a few months at a time. Using some creative bargaining when negotiating your rental rate is one way to keep your out of pocket costs down and thus be able to afford the ideal house or even apartment for rent which you have found to meet all of your needs.

The best way to negotiate rental rates on houses and apartments is to have open and honest discussion with the agent, broker, owner or dealer who is handling the rental agreement and transaction. You will be able to talk about what is included in the rent and ask questions about excluding some services and options to reduce the rent to get to a point where you feel comfortable. Being upfront and honest in negotiations is the best way to ensure you get the best rate and the best property for you.
